Hase Place
This lovely custom-designed carriage home is built on an acre in Lantzville. The craftsman-style living space is at street level, while the lower level has access at the back of the home and includes a large 2-car garage with workshop space and a studio.

Norton Road
This beautiful 3000 sq ft home overlooking the Salish Sea takes advantage of the view with three large sliders and sets the mood with a simple black and white motif.

Seaway Drive
Seayway Drive is another energy efficient home built with SIPS. This 2,000 sq ft water front property in Parksville was a challenging build as the land was sensitive aboriginal area which meant all the soil on site needed to stay on site.

Gould Road
This is a home in the Cedar area just south of Nanaimo that we built to a certain stage, and the homeowners took over and finished it themselves. It is designed by an architect, built with SIP panels, and meets Step Code 5, making it highly efficient and airtight.

Marble Bay Road Cowichan Lake
This is a brand-new custom home we built for clients in Cowichan Lake. It has been built with Insulspan SIPS (Structural Insulated Panel System) panels.

Barrington Road
3417 Barrington is a home we built in 2016 for a couple who were ready to downsize. The home is modern on the outside and contemporary on the inside. It is about 2,300 square feet plus the garage.

Nelson Street Nanaimo
We purchased the existing home on a corner lot in central Nanaimo. It qualifies under the new corner lot/carriage house bylaws, and in this case, the existing house becomes the carriage house, which means a full-sized home can be built in the backyard of the existing home.

Athena
Finished late in 2023, this is our most recent carriage house project. It was built in the backyard of the existing family home for Mom to live in. She customized it to her liking and loves living close to the grandchildren while still having this wonderful space she can call her own. The loft space is a multipurpose area used for crafts and regular sleepovers with Grandma.

Kennedy
This is another carriage home, our seventh one. The location on Kennedy Street is in an older neighbourhood, and the principal dwelling on the property is a designated heritage home. Based on this, the home needed to fit nicely into the neighbourhood, and many people agree it does just that. The design features an open plan with two bedrooms and a charming multi-purpose loft space. The home also provides much-needed affordable living space, as the owner has rented it as a revenue property.

Howard Ave
This is one of our most recent Carriage House built for Carsten Jensen of Jenesys Buildings Ltd. (a design build company). This carriage house on Howard ave was built as a prototype for future builds and incorporates the Insulspan SIPS wall system and some very innovative storage and kitchen solutions from Ikea.

Labieux Rd
We built this house in the summer of 2014 for a client who already owned the property, which already had one rental house.
The carriage house we built on it is now also a rental house. It's a very efficient and well-laid-out 950 square feet of living space, and it went together very quickly.
The project came in under budget and ahead of schedule, and turned out quite nicely. With carriage houses new to our region, it was also nice to see that the cost per square foot scales down as you reduce the size.

When our clients came to us, their home was beautiful, but it felt segmented — each space was boxed in and disconnected from the others. They wanted more light, more flow, and a space that truly worked for their lifestyle.

Strang Road - Hot Tub Renovation
This project showcases an excellent use of a small outdoor space, turning it into a highly functional and versatile backyard retreat. The client wanted to maximize the yard's usability and ensure the hot tub area remained accessible and enjoyable year-round. We created a raised, covered hot tub platform that provides protection from the elements and offers a serene spot to unwind, no matter the season. Adding a lower, tiered deck expands gathering space, making it ideal for entertaining friends and family. This thoughtful design balances relaxation and social interaction, transforming the compact yard into a year-round oasis.

Bird Sanctuary Drive
This couple loved where they lived and had no interest in leaving the neighbourhood, but their home was no longer keeping up with how they wanted to live. We were brought in to redesign and renovate the main living space, opening up the kitchen and living room to create a more functional, modern layout.
As with many renovations, we ran into a few challenges along the way. The electrical system required significant reworking, and the stairs presented their own complexities, but that is part of the process when properly transforming older homes.

Kirkstone
This is an addition renovation project in Cedar.
The family that lives here felt their living space became restrictive as the kids grew, and they needed more indoor lounging space. This space provides just that. We gave them a family room at ground level where the patio used to be. It steps down two steps from the kitchen, has lots of windows, a concrete floor, a wood stove and access to the patio.
