    At Böehm Construction, we follow a structured, transparent approach that keeps you informed and in control every step of the way.

    We begin with an initial conversation to understand your goals, priorities, and the scope of your project. From there, we provide a rough, itemized estimate based on current market conditions, giving you an early, realistic sense of cost.

    Once a preliminary budget is established, we enter into a pre-construction agreement. This is where detailed planning begins. You’ll work with a dedicated Project Manager to coordinate design, selections, and specifications, and refine pricing to align with your budget.  This planning phase is what we believe is the single most important part of every project.  It is the key ingredient in avoiding typical contractor pitfalls and sets Boehm Construction apart from the competition.  

    Before construction starts, we gather subcontractor pricing and finalize key decisions. This step ensures costs are clearly understood upfront, reducing the risk of unexpected changes later.  Changes are okay, but when one occurs, we at Böehm Construction will notify you promptly and issue an all-important “change order” for your review and approval.

    During construction, your Project Manager keeps the timeline and budget on track. Regular updates, detailed invoices, and consistent communication mean you always know where things stand.

    At completion, we walk you through your home, provide warranty documentation, and ensure everything meets expectations.

    Size can also be counterintuitive. Smaller homes often cost more per square foot because key components like foundations, mechanical systems, and permits don’t shrink proportionally. These fixed costs account for a larger percentage of the total build cost.

    On Vancouver Island, a realistic range today is typically between $275 and $350 per square foot. That means a 2,000-square-foot home may fall between $500,000 and $700,000, depending on design, site conditions, and level of finish.

    Budgets tend to go off track when there hasn’t been enough planning and thoughtfulness.  Today, there are so many bells and whistles to choose from, it's hard to decide which ones you can afford and which ones you can live without. Mid-stream changes, incomplete planning, or unclear priorities can all lead to avoidable costs.

    On Vancouver Island, most custom homes take 10-18 months from the first serious conversation to move-in. That timeline isn’t just about how long things take, it’s about how well each phase is planned to prevent costly surprises later.

    The process is typically divided into three key phases: design and planning, permitting and approvals, and construction.

    The design and planning phase often takes 2 to 4 months. This is where the foundation of your budget is set. When decisions about layout, materials, and scope are made thoroughly at this stage, the risk of expensive changes during construction is significantly reduced.

    Permitting and approvals can take another 4-12 weeks, depending on the municipality and the completeness of the submission. Delays here aren’t just frustrating; they can also lead to added costs if timelines are extended or revisions are required.

    Construction typically takes six to 9 months, influenced by the home’s size, site conditions, and trade coordination. While this phase is the most visible, the biggest cost overruns rarely occur here—they stem from decisions that weren’t fully resolved earlier.
