    Your home should reflect your personality and lifestyle. Our draftsman and designers, along with our team, will work with you to design a home that is uniquely yours. It is also important to us that the home's design compliments the land it sits on. It’s important to us to use what the site gives us regarding its grade, sun, view, etc.

    We're passionate about green, energy-efficient buildings. We are well-educated on the latest trends and changes to building codes as well as changes to the energy codes.     For most customers, it is the most important thing. We take great care and attention to ensure you are informed about the status of your budget early and often through the planning and building stages. You will have continuous access to your budget in real-time as the job progresses through your Buildertrend portal.

    On-Time Completion

    Well before the start date, a detailed schedule will be available to you in your Buildertrend portal. In addition, your project manager will be in constant contact with you as the schedule unfolds, so you are always well-informed.

Our Process

Building a custom house is an exciting journey that requires careful planning and execution.

  • Sales Call

    One of our team members will schedule a time to meet with you, either on the property or online, depending on what makes the most sense. This is where we walk through the scope of the project and talk about your goals, ideas, and priorities. From there, the team member will prepare an initial estimate and share any early insights or considerations related to the build.

  • Initial Estimate

    At Böehm Construction, we like to start things off right with a free, rough but itemized estimate. It gives you a clear sense of what your project might cost based on current market pricing and years of hands-on construction experience.

  • Pre-Construction Contract

    Once we have established a rough budget range and gotten to know each other a bit, the next step is an interim or pre-construction agreement. This stage includes a deposit and confirms that Böehm Construction will begin the planning and preparation for your project.

  • Planning Phase

    This is when you are assigned a Project Manager and things really get moving. We begin coordinating the key pieces of the project, including surveys, design work, specifications, selections, and detailed pricing.

    You will also receive access to our construction management software, Buildertrend. It keeps everything in one place and lets you track your project as it progresses, including budgets, schedules, progress photos, and more.

  • Client Approval

    Now that the design is just the way you like it, we will send the plans out for sub-trade pricing. This allows us to provide a much clearer picture of the construction costs.

    It is also a great time to review your finishing selections and ensure everything aligns with your budget before the dust starts to fly.

  • Construction Contract

    We are ready to build. At this stage, we enter into a CCDC contract, the standard agreement used in the construction industry, and collect the final deposit.

    In most cases, this is also when we submit for your building permit, schedule our subcontractors, and begin ordering materials so everything is in place for the start of construction.

  • The Build

    Depending on the scope of your project, this is when the real building begins: excavation, foundations, framing, electrical, and everything that follows.

    Your Project Manager’s main focus is keeping the two most important things on track: timeline and budget. Every two weeks, your PM will meet with you to review the latest invoice, share the associated receipts, and keep you informed of any schedule or project cost updates.

  • Completion

    We are at the finish line! Your Project Manager will walk you through your new, beautiful space, issue you your home warranty and hand you the keys. Time to put your feet up and enjoy the view. If there are any issues, we are only a phone call away!

    Building a house is stressful for everyone and if you aren’t anticipating going over budget or over your timeline, you’re probably not ready to commit to building. The Boehm team came up with a number of creative solutions to work with our “sometimes” demanding wants and needs. From the materials used on the stair risers to the solution used to minimise the expansion joint between the first and second storey, we appreciated the guidance and creativity. No large construction project goes 100% to plan, it’s a stressful experience. Boehm made working through our deficiency items simple. We have neighbours who used other builders and they waited 6 months to get fixes to problems on their houses, ours were fixed in a matter of a week or two. Questions we get a lot

  • A typical new home takes about 2-4 months in the design/permit stage and then about 6-8 months in the building stage. However, each project is unique, and the timeline can vary based on size, complexity, and other factors. Also, each municipality is unique in its time to obtain permits and approvals.

  • Since we primarily work in a cost-plus model, making changes is relatively easy. What we try to do is inform you about what impact the change you’d like to make will have on both the budget and the timeline. We can also offer alternatives based on our experience. Either way, you are in good hands with our team.

  • Every home in BC (including the one we will build for you) comes with a comprehensive 2-5-10 warranty backed by an insurance company. Our warranty provider is Pacific Home Warranty. In addition to this, we stand behind our work. We subscribe to the good old-fashioned handshake. This means we will shake hands at the end, and if you have an issue with the work we conducted, pick up the phone and call us.

  • At a minimum, you will have contact with your Project management team at least once a week, but in reality, it will be a lot more than that. In addition, you will have access to your very own Buildertrend portal, where you can watch your budget and schedule daily.

  • Yes, we take care of all that. We will submit for your permit and act on your behalf in all dealing with the city or municipality, including all necessary inspections.

  • There are many factors in the building process where there are environmental concerns. Dealing with waste products, recycling, and using environmentally friendly building products are all important to us. We recycle everything we can during the building process and encourage our clients to choose environmentally friendly finishing products.

  • Yes, we can build on a lot you already own. This makes up the bulk of the custom home projects we work on.

  • There are a few different ways we get paid for what we do. In the beginning, we will get a deposit and present invoices as work gets done. The best part is that you will never be presented with an invoice for work not already completed.

  • On day one of the planning stage, you will be introduced to a Project Manager. He will be your point of contact throughout this process, from the beginning to the end.

  • The first step is to meet in person (or via Zoom if that isn’t possible). If possible, this meeting should occur on the site where the home will be built. In this meeting, we will get to know each other. We will listen to your ideas and dreams and learn about your lifestyle and what you want in your new home. How big, what colour, how many bedrooms, etc. Typically, after this first meeting, we develop a rough first budget and possibly sketch. These form the basis of our discussions, and things grow from there!
